Exterior Features
The cottage is on a quiet dead end road in the more Turkish part of town known as Osmanağalar. The street is characterised by the wide distance between properties and a rural feel with much farmland in the immediate vicinity. Despite this it is only a ten minute walk into town.

As one enters the property grounds you are likely to be struck by the great care which has gone into the upkeep of the pool, gardens and other shared areas. The fact that the people who live here love their place is very apparent. The pool is a good size for three properties and has a substantial marble sun terrace around it with plenty of room for sun loungers. İt is also screened from the road by tall pink flowering oleander bushes.

İn addition to the pool there is a stone clad outside shower, a bar area with sink and fridge (and small communal library), a large outside BBQ, an artesian water pump and a patio area for clothes horses and a separate washing line. There is also a large tiled room which houses a communal washing machine, an outside toilet for the pool area and the cushions for the delightful wooden köşk seating area which itself is shaded by a beautiful weeping willow tree.

The gardens are very mature and well maintained. The garden walls are freshly painted and tiles are all in good order, additionally this wall is quite high ensuring excellent privacy for the property owners. Mugla stone pathways lead around the gardens and there are many fruit trees and large shrubs.

The house has itself has a downstairs outside terrace (10ft 5in x 12ft 8in) which is very private and well shaded in the morning but gets the sun in the afternoon. This terrace will easily accommodate a dining table and four people. There is currently a wooden outside table, two bench seats and a single armchair also in solid wood with decorative Turkish cushions. This downstairs terrace is in addition to the equally large upstairs veranda.
 
Interior Features - Downstairs
The kitchen (7ft 5in x 7ft 2in) is well laid out and a good size. The fittings are traditional solid wood and in good condition. The kitchen is attached to the lounge by a short hall. The lounge is a good square shape with a working fireplace as its central point. İt is currently furnished with a built in book case, round wooden table and chairs and two divans with Turkish cushions which can also be used as a spare bed. The lounge is 12ft 1in x 11ft 8in and also has a curtain that can be drawn over the entrance should you wish to use this as an additional sleeping area. 
 
There is also a toilet and storage cupboard on the ground floor.

İnterior Features – Upstairs
Marble stairs lead to the two bedrooms which are both ensuite.

The master bedroom (12ft 1in x 11ft 5in) has an ensuite bathroom (7ft 2in x 4ft 3in) which is fitted with a small bath. İt is furnished with a solid wood double bed and side tables, wardrobe and dresser. This room has lovely sash windows, a ceiling fan and is airconditioned.
 
The second bedroom (10ft 5in x 10ft 5in) is furnished with two solid wood single beds, bedside tables and wardrobe and has an ensuite shower room (7ft 4in x 3ft 2in). Again the room is airconditioned and has a ceiling fan.
 
Both bedrooms have doors leading onto a large balcony (12ft 3in x 10ft 5in) which can easily seat four people. The balcony has a vine growing on the trellis above which gives masses of grapes in September and provides a lovely dappled shade to those seated below.
 
General information
The cottage has a 1/3rd share of the 750sqm gardens and the building size is a well utilised 75sqm. İt has beige ceramic tiled floors and wooden doors and windows which have been well maintanted. There is a landline installed for telephone and internet which the current owner is prepared to leave to the new owners.

Maintenance charges are £750 per year plus 25% of rentals and this includes all care of tenants. Should you be interested in this as a vacation rental property, current rates are £500 per week in July and August and £400 per week for the rest of the year.
 
This is an attractive working property that could be lived in immediately or rented out and has been priced very competitively. İn our opinion it is highly recommended for viewing as we believe it will soon find a new owner.
